How to read deferred revenue in an annual report ???

I have noticed that the most annual reports of banking companies do not have the item obviously displayed in their annual report, except for BAC (Bank of America Corporation) which mentioned the item on their 10K form. Would anyone please kindly provide me a hint for spotting the item in a published annual report or annual financial statement? Thanks

an anuual report for real estate developers which provide off the plan products to buyers and shouldn't investors know something about it???

The biotech and pharmaceutical R&D companies which focus on selling their technology also fall in this category
